When you are selling a home, you need an agent who has a different approach. My years in the marketing field as well as in new construction means I know what potential home buyers are looking for. I put all of these resources to work for you to get your home sold.
My tagline, Communicate Educate Negotiate, is the basis for how I sell a home. I Communicate with you about how to get top dollar for your home and work with you on a plan to get you there. I Educate you on the market, buyer behavior, and my plan to get your home sold. And when the offers come in, I am there to Negotiate on your behalf until closing.
And although each home marketing plan is a bit different, here are some of the basics I follow for each home sale:
Determine How To Get Top Dollar – Some homes may be ready to put on the market with a minimum of work, but others need a little polish to be market-ready. With your budget and timeline in mind, I will work with you on a plan to make your home sparkle and compete in the market to win!
The Power of Flow – As an Accredited Staging Professional, I will add my own polish to your home to make your home appeal to the widest number of potential home buyers.
Professional Photography and Tour – My photographer takes high-impact HD photos that really will wow potential home buyers searching online. Through Tourfactory, searchers will be taken through a tour of your home, which will encourage them to come for a live visit. When warranted, we can also employ drone photography and a 3D Matterport tour.
Online Marketing – Home buyers are searching on sites such as Zillow, Redfin, REALTOR.com and more. Your home will show up not only on these sites but also any real estate company search site and dozens and dozens of additional home search sites across the country and across the globe.
Social Media – I enlist the help of Facebook and Twitter to spread the word as well, promoting and sharing when the home is available for a tour as well as open houses.
Broker to Broker Marketing – I make sure each broker in the area will learn about your listing and determine if it is a good fit for their buyers. This information is not only available in the Northwest MLS, but I also create an e-flyer to get the word out.
Print Marketing – Although innovation is the name of the game, I also employ great standbys such as property cards, flyers, postcards, and brochures.
I will provide you with a weekly report on how your listing has been performing in terms of clicks and views, shares, calls, showings, etc. In addition, it is important to keep our eyes on local competition – homes that come on the market and sell in your neighborhood, so I will provide you with this information as well.
